Mercy Loan fund

NREUV provides asset management services to Mercy Loan Fund, NREUV is currently managing 21 and 25 Kennedy Street, NW in Washington DC. 21 Kennedy is a for-sale condominium project and 25 Kennedy Street, NW is going to remain a co-op whose renovation is scheduled to start in the Winter of 2011.

NREUV is the development Manager, representing A. Wash and Associates, Inc. in the redevelopment of approximately 9 lots of underutilized and or vacant property in Ward 7 in the District of Columbia. NREUV is in the predevelopment and financing phase of this project.

 

The Senior Residences at Wiley H.
Bates Heritage Park

NREUV and Community Preservation and Development Corporation (CPDC) were awarded the rights to redevelop this historic high school into 71 units of affordable senior housing.  Anne Arundel County also developed a senior center and a boys and girls club in the historic school building.  NREUV was responsible for managing the early phases of predevelopment and provided construction management services to the partnership.  The project has received numerous awards including Maryland DHCD’s Commitment to Excellence Award and the Historic Preservation Award from the Historic Annapolis Foundation.
Mayfair Mansions Condominiums

NREUV is the Development Manager, representing Marshall Heights Community Development Organization (MHCDO) in the MHCDO/CPDC Joint Venture to redevelop this historic 569 unit property. The Mayfair Mansions Tenant Association selected MHCDO and CPDC as developer in this transaction. The condominium portion, in which MHCDO is the lead developer, consists of 160 affordable for-sale housing units with a total development budget of $30M.
Skyland Town Center

NREUV is the owner’s representative for MHCDO on this high-profile Neighborhood project. NREUV will manage MHCDO’s interest in its partnership with Washington East Foundation, The Rappaport Companies, Harrison Malone Development and W.C. Smith Companies. The team will redevelop 43 parcels into a new mixed-use town center. NREUV is currently drafting the community benefits plan on behalf of MHCDO.

NREUV is Real Estate Advisor to MHCDO on this neighborhood project. Our role consists of working with the MHCDO staff to help obtain financing commitments, including conventional debt by a private lender and subsidy provided by DC DHCD. NREUV directed and organized the submission of the proposal to obtain DC DHCD HPTF funds. In addition, NREUV has also assisted in securing the transaction and the financing, and providing ongoing advisory services to the MHCDO staff on this project.
Emory Beacon of Light

NREUV is Development Consultant on this mixed-use/church renovation project on the 6100 Block of Georgia Avenue, NW. Our role in this project is to assist EBOL in developing a mixed-use project on their Georgia Avenue site. We will manage the development of senior housing, transitional housing, homeless shelter for men, affordable housing, underground parking, and recreation facility, administrative offices, office space, café, computer center, classrooms, museum and a complete renovation of the church. Our tasks include coordinating the development team, creating the development plan, securing the financing and providing design management services for the project.
City of Seat Pleasant

For this endeavor, NREUV is Real Estate Advisor to the City of Seat Pleasant located in Prince George’s County, Maryland. Seat Pleasant has asked NREUV to master plan the entire city, which will create new housing and economic development opportunities for the area. NREUV has teamed up with SMWM, one of the largest woman-owned design firms in the nation, for this project. In addition, NREUV is providing advisory services on real estate related expenditures, CDC activities and all other real estate based work as required for the city.
